I've held multiple investment properties (condos and single family homes) over the past 25+ years and have necessarily dealt with the inevitable landlord headaches with both the homes and tenants. I was already familiar with the 1031 Exchange process from previous experience. I was introduced to Corcapa 1031 Advisors several years ago but never got around to trying out the process of selling an investment property and rolling the proceeds over into Delaware Statutory Trusts.
